Job Description

Grass Roots Stables have been owned by me for 18 years. It has been a training stable only for the last year. Prior to last year, it was a boarding stable only. One year ago I leased the stable to a trainer as a training facility. I would like to continue to use this facility in this manner. This past year has been a learning experience for both the "first time sole charge" trainer and myself.
I live on the property and and oversee it. Since the stable is owned by me, I am responsible for any routine maintenance. That is my only financial responsibility.
I provide a 14 stall stable. Stalls are large and measure 11 1/2 x 13 1/2 feet. All stalls have floors that are a hard base and absorbent that were redone one year ago. All stalls have auto water. All stalls have auto insect spray during the summer. Stables have a "community" tackroom and a "community" feedroom. The stable also has an office for the trainer. There are three outdoor concrete washracks and an indoor hot water washrack to be added soon. There is a 2 year old factory horse walker at the stables. There is one large (approx. 3 acres) pasture for herd turnout and one small (approx. 1/2 acre) paddock for individual turnout. Another 1/2 paddock is in the plans. Both turnouts have auto water and a covered shed. I supply an area for hay. There is an outdoor (not covered) arena. Arena comes with jumps, poles, and barrels. A round pen is also here. These are all the things that I supply.
Everything to operate a training facility, other than the items mentioned above, are the trainer's responsibility to supply. The trainer must be financially able to support a new business. This cannot be overstated.
Some of the things that trainer must supply: Lesson horses, all care (feed, hay, bedding, vet, ferrier) of lesson horses, all care of partial and full care horses ( of which the trainer will be paid for), tack, helmets, advertising, office furniture and equipment if office is used), horse trailer, and labor if need

if needed. This will be your business run at my facility. Your income will depend on your ability to attract business by lessons, training, sales, pony clubs, shows, party ponies, and partial and full care boarding.
Boarding consist of self care boarding, partial care boarding, and full care boarding. Self care is totally dependent of the owner of the horse and board fee is collected by me.

Accommodation

. It includes, one bedroom with a great view of the property, one bedroom, one den, one kitchenette, one large living room. All electric- bill will be split in half with trainer. There is hired help seven days a week for morning and evening feeding and cleaning if needed for hire.
