Job Description
We have a 40 acre warmblood breeding farm/foaling facility in Boerne, TX with (currently) 16 (Oldenburg, Brandenburg & Dutch Warmblood) horses. I am looking for a woman to live on the premises and help care for/train my broodmares/foals/young horses and maintain the property. This is a private breeding farm, not a boarding facility.
I would need you 5 days per week normally, but if I am away (which seldom happens), you would also need to care for all the animals (I also have 3 dogs, and 2 cats at my house) while I am gone.
On a regular basis, you would feed animals (usually just the horses, barn cats and chickens as I take care of my house pets), if horses are inside you will assist to clean stalls/water buckets daily, bathe/groom/medicate (as needed) horses, assist in AI breeding, monitoring mares at foaling time, help work with the foals and young horses, exercise/ride/train the young horses, do turnouts, blankets changes as needed, clean horse trailers after each use, drive to pick up feed/supplies as needed and maintain the grounds/buildings/fences.
Maintenance duties would include watering plants, mowing, painting, trimming, fence/barn repairs as needed, etc.
The mares with foals are in at night or in bad weather, but are turned out whenever possible. The young horses, mares without foals and older horses are turned out (with run-in sheds) except if the weather is bad. Usually we have good weather here, so it is rare that any or all the horses are kept in the stalls for all day.
Salary would be based on experience level and capabilities. We want someone long term, so I need to find just the right person. We treat our employees VERY well. Vacation and some other benefits would be offered.
Requirements
Must be legal to work in the USA, honest, reliable, responsible, self starter w/no drinking or drug, or anger management issues, non-smoker (not negotiable), good driving record, good oganizational skills, experienced with broodmares, foals and young horses; not intimidated by large warmbloods. Must be willing/able to handle the maintenance side of the job in addition to the horse part. A good rider with dressage training experience will be preferred, to help start/train my young horses.

Accommodation
We have a really nice, 1400 sq.ft. furnished 3 bedroom/2 bath mobile home which you will share (separate bedrooms and bathrooms, with shared common areas) with my current 22 y/o single female barn mgr (has live-in S/O). A well behaved, housebroken, non-aggressive, non-predatory (not horse, deer, cat, chicken, peacock, UPS or FedEx delivery driver chasing) dog or other pet would be allowed. A non-smoking, good character, no issues, productive, low maintenance husband or S/O will be okay as well.

Our farm is located just outside Boerne, Texas, a charming small town about 30 minutes from San Antonio.
The Facility
We have 40 acres with a 34 stall main barn with rubber matted aisles and stalls, stocks, breeding lab, kitchen, climate controlled office, 2 tack rooms, automatic fly system, 6 stall weaning barn, 2 stall stallion barn. 3 pastures with run-in sheds, 100' x 150' covered/lighted arena, 6 horse hot walker. Owner lives on premises and has business office in 1800 sq. ft. office connected to main barn.
Almost new 1400 sq. ft. 3 bedroom/2 bath furnished mobile home available for live-on-premises employees.
